Aren't all pressure washing companies the same?

NO! Not even close.

Anyone can purchase a cheap consumer-level pressure washer down at the local self service store, get some cheap business cards printed, and start claiming they are a professional pressure washing company. Simply owning a power washer and advertising a service doesn’t mean you can operate it effectively and safely. A pressure washer in the hands of an unskilled operator will do a great deal of harm, this is why professional machines, commercial grade cleaning solvents, and the soft washing processes were created.

Commercial power washing and soft washing equipment are specialized, high quality machines requiring expert training to be operated properly in the multiple applications required on even a single property. If someone is offering “the lowest price” they are cutting corners someplace, whether with equipment, insurance or quality of services. Most often it will be all of the above.

What is Pressure/Power Wash?

Power wash, or pressure wash, see soft wash by scrolling down a bit, is the growing application of high pressure water spray. Produced by specially designed pumps, this spray is a hundred times more powerful than the typical garden hose. On concrete it is used to remove unsightly mold, bubble gum, and other dirt stains. Wooden decks are returned to the look of new wood, void of graying and fatigued finishes. And on houses, the appearance of siding (namely aluminum and vinyl) is greatly improved by removing pollution, mildew, and other signs of neglect.

What are the benefits of pressure washing?

Just to name a few benefits of pressure washing is eliminating mold and mildew, better curb appeal, safety, and increased property value.

What chemicals, if any, can be used safely and effectively?

J-4 Power Wash uses only cleaning solutions that are Eco-friendly, safe, and approved for use in both commercial and residential power washer applications. Our pressure washer chemicals provide sufficient solutions that are safe for your property, plants, pets, and family. Plus they are biodegradable and environmentally friendly.

The majority of our pressure washer chemicals, and other chemicals are environmentally friendly, they achieve great results and save time and money on labor. Pressure Washer approved cleaning solutions are biodegradable, harmless for humans and easy to use.

We only use cleaning solutions that are pressure washer approved. Non-approved cleaning solutions can be harmful for the environment and your property. The chemicals used by J4 Power Wash are only of the highest quality. Not surprisingly, they are usually the most expensive. This is an area where less professional, lower quality operators in our industry cut corners to make more money or charge less. Don’t be fooled into thinking every pressure washing company is the same. Long-tern results and the safety of your property, your family, and the environment are not worth saving a couple bucks.

Our machines are equipped with downstream injector. We applied apply chemical cleaners under low pressure so that the solution can adhere better to the surface being cleaned. This will allow the formula to react faster and remove the dirt immediately. With our pressure washer cleaning solutions you will get unmatchable results and peace of mind.

Do I need to be home when you’re working on my property?

Not at all. However, if you won’t be home when we are servicing your property, We do require that you close all windows, clear your driveway or deck of all items such as furniture, grills, planters, etc., and remove any fragile decorations on your home or deck.

Is an outdoor water source needed?

Yes, we need to to have access to water to be able to perform the work.

We have 525 gallon water tanks on board but the water goes a lot quicker than you’d think!

Are pressure washing and power washing different?

No. Pressure washing and power washing are the exact same thing, it’s just different terminology, different names for the same thing.

I'm told my siding and deck are zero maintenance. Is this true?

Low maintenance yes, zero maintenance no. Anything left outside in the sun and humidity will get dirty. Your car gets dirty sitting in your driveway, so does your house and deck.

What are the dark stains on my siding? Can they be removed?

The dark stains you are seeing is mold. All mold needs to grow is moisture (humidity) and a food source and it will grow anywhere. Mold can be removed with low pressure and the right cleaning agents.

Why does wood turn gray? Can you restore the color?

Wood turns gray because it is being exposed to water and the sun. In order to prevent your wood from turning gray, stain and seal your deck or fence routinely. Pressure washing should never be used on wood. We always use low-pressure soft washing techniques to clean wood decks, fences and trim.

Will your pressure washing cause any damage to my property?

ABSOLUTELY-NOT! All of our cleaning technicians are trained and certified, and therefore expert in properly caring for our clients’ property. We use only the highest-quality cleaning agents correctly formulated for the specific purpose and material. We use the correct amount of pressure to ensure your property’s protection.

Will pressurized water be forced under my siding?

ABSOLUTELY-NOT! We use our soft low pressure method when spraying your house. The tools and techniques, including low pressure and soft washing, used by St. Louis Pressure Wash are more effective cleaning at low pressure than the low cost, less than professional, companies that use more pressure. We use a well thought out technique that both cleans and protects your property.

Will the chemicals you use cause any damage to my plants?

J-4 Pressure Wash has spent a considerable amount of time researching and exploring the cleaning agents we use. We only use safe, biodegradable and effective cleaners that will not harm your landscape. And for an extra measure of protection, we thoroughly saturate all vegetation before, during and after the cleaning process.

Will there be streaks on my windows after you clean my house?

There is a chance that your windows will need to be properly cleaned after a house wash. When combined with our house washing service, our window cleaning rates are reduced.

Is mold dangerous? Can mold damage my property value?

Yes, mold and mildew on and around your home create unhealthy conditions for those with asthma and allergies. Through our safe methods in pressure washing and soft washing, we can safely and effectively remove organic growth (mold, mildew) from any exterior surface. This will help keep you and your family safe and healthy. And it safeguards your property from much more costly repairs.

Soft Washing

What is Soft Washing?

Though this isn’t a new technique, Soft-Washing is something you only find with the best Pressure Washing companies in our industry. Yes, we still use a pressure washer, however this method allows us to provide our clientele amazing exterior cleaning results at a lower PSI, or Pounds Per Square Inch. In using this method, it allows us to eliminate any potential for DAMAGE that pressure washing under a high PSI can cause to certain materials such as roofing or siding or wooden decks. The great thing about soft-washing is that it’s absolutely safe and very effective for cleaning any surface that we encounter.

For which applications should Soft Washing be used?

For applications that require soft-washing, as opposed to pressure washing, J-4 PW Pressure Wash uses high volume, low pressure applicators to apply a mixture of biodegradable mildewcides, algaecides, and soaps (blended for your particular needs) to safely and effectively remove mold, mildew, algae, moss, and airborne contaminants without damaging your property or plants.

Soft-washing is safe to use on siding materials, like stucco, Dryvit, vinyl, aluminum, EIFS, brick and stone, synthetic or composite decking materials like Trex, painted surfaces, wood, and more. Soft-washing cleans better and uses less water than pressure washing.

Isn't pressure washing fine? Why do we need soft washing?

When pressure washers or power washers were developed in the last century they were high pressure and designed to BLAST dirt and grime off of a variety of surfaces. This led to surfaces being damaged or destroyed from the high pressure. Since then some things have changed for the better.

Although high pressure machines are still around and very useful when properly used by skilled operators, a variety of Specialized Accessories & Techniques have been developed to create what we are now calling Soft Washing. The process consists of applying a cleaning solution, letting the solution dwell and then rinsing away the unwanted material while using only LOW PRESSURE to insure the safe cleaning of your property.

Lichen, moss, mold, mildew, algae, road grime & dirt don’t stand a chance against Soft Washing. Soft washing kills the growth at the source when compared to using high pressure that only visibly removes the growth not actually killing it at the source.

Roof Cleaning

What causes those black stains on my roof?

Most black stains on roofs are caused by algae (Gloeocaspa Magma). This is an airborne spore that can land on most any roof, and can actually harm your roof by eating into the limestone that is a component of many shingles today. When it rains, the algae can slowly spread down the roof, adding more stains and streaks. We can not only remove the algae, but help keep it from coming back. Major shingle manufacturers recommend that you clean this algae off — but not to use high pressure washing to do it. Have wood shingles on your house? We can clean those too!

How long before I see the full results of roof cleaning?

In most cases, you will see the results within minutes but, if the roof has actively growing moss, it could take a couple of weeks for the treatment to penetrate and reach the root system.

Why is it safer to use soft washing to clean my roof?

Pressure washing not only can damage your shingle, it can VOID your manufactures warranty. Soft Washing uses about as much pressure as a regular garden hose. It is the method approved the Asphalt Roofing Manufacturing Association (ARMA) so it won’t void your warranty, and it is recommended by most of the larger insurance companies as a form of general maintenance.

Do you use high pressure powerwashing on the roof?

NEVER! High pressure power washing can be very damaging to the shingles. Plus, it’s simply not an effective way to remove algae stains from roofs. All of our roof cleaning equipment is specially calibrated at a very low pressure to ensure a safe and effective washing away of the stains that are released by our proprietary roof cleaning solvents.

How long will the stains stay off my roof after cleaning?

When the J-4 Pressure Wash technicians finish cleaning your roof, it will be as clean as a new roof. Since it’s impossible to tell how long it will take for a new roof to get stained again, the same holds true for a roof cleaned using our proprietary process. However, warranty against any roof staining for a period of one year. That gives you a guarantee that the roof is completely, squeaky clean and no remnants of the stains are left behind.

What about the do-it-yourself roof cleaning products?

DIY roof cleaning products sold at stores can cause many problems. Many of these low-quality consumer-level products are toxic to the vegetation surrounding your home. Plus, they are largely ineffective in the long term, as well as the short term as far as roof stain removal goes.

Also, whenever homeowners climb up on their roof, they put themselves at risk of slipping and falling. Roof cleaning is serious business and it’s always best to rely on the professionals.

Can't I just use bleach to clean my roof?

Be very, very careful here. Many homeowners and contractors alike have tried to use bleach or pool chlorine to remove the dark roof staining caused by algae. The results can be disastrous. Bleach and pool chlorine are dangerous chemicals that can damage vegetation, dry out your shingles, and corrode roof fixtures such as flashing, underlayments, valleys, and boots. Any results that the homeowner sees are often just temporary and the staining is back within a few short months because the bleach merely addresses the surface algae and not the root system underneath the granules.

What if I just leave the algae stains on the roof?

Algae is a living, growing organism and as such, will continue to grow. Left untreated, in time it can cover your entire roof. A roof covered in algae absorbs heat and results in a super heated attic, raising your cooling costs. In addition, since algae feeds off the organic material in your shingles, left untreated, your roof may require costly, premature replacement. Why allow that to happened when you can have your roof professionally cleaned and restored to its original, natural color for a fraction of roof replacement costs?

Why should I get my gutters cleaned?

Your gutters are designed to drain the water from you roof way from your house and foundation. Full gutters and clogged downspouts can lead to roof and gutter damage or leaky basements.

How often should I get my gutters cleaned?

Most homeowners should get their gutters cleaned twice a year. Once obviously after the leaves fall and once again in the spring after bud and seeds have fallen. It takes a relatively small amount of debris to cover or clog a downspout.

Will getting my gutters clean create a mess?

The gunk (technical word) in your gutters, especially when wet, is messy. We take the utmost care to make as little mess as possible and clean up any mess that might come from cleaning the gutters. We properly dispose of any debris removed from your gutters so you don’t have to.

What are the black streaks on my gutters? Can they be removed?

The black streaks on your gutters are in the oxidation layer of the paint. The black streaks can be safely removed with low pressure cleaning and special cleaning solutions that J4 Pressure Wash uses.

Should I invest in gutter guards?

Gutter guards, when professionally installed, are a great investment, reduce maintenance and cleaning of your gutters, and protect your home. After cleaning your gutters, we will be happy to conduct a free review of the viability of gutter guards for your home or commercial property and give you an estimate of the cost.

Can the weather affect my service date?

Yes. Heavy rain or overnight temperatures below freezing can cause a service date to be postponed. In the event of this we will attempt to reach you prior to your scheduled appointment to make other arrangements.

Do you have a proper insurance policy?

J-4 Pressure Wash, LLC carries a general contractors insurance policy. We can provide this upon request.

Many contractors state they have insurance, but few actually have more than an automobile policy.
